Q:  Are there any fees or commissions to work with you?
A: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house at that price.  You’ll simply get a check at closing on the date you’d like to sell.  No hassle. No fees.

 

Q:  How is this different from listing my home for sale with a real estate agency?
A: We are professional home buyers: We buy houses Long Island that meet our purchasing criteria.  Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day).

A real estate agent works for you as the seller by listing the property for sale usually on the MLS.  The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then takes a percentage of the sale price if they find a buyer which is usually around 5-6% in our area.  Agents provide a good service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different.

 

Q:  Ok, so you guys are not real estate agents?
A: Some of the members of our team are licensed real estate salespeople because it is required by law in NY if you buy and sell real estate to have a license.  So we gotta do what is right because we are good peeps.  We don’t break the law but we promise not to ever look, act or smell like agents.   (Just kidding……kinda.  It’s probable some regular agents are cool and smell good. )

 

Q:  Will you be listing my house on the MLS?
A:  NO!   The MLS includes your full address and populates other home sale sites meaning your privacy is literally over.  Your full address and photos of the home are out on the internet for everyone to see when you list on MLS. Here come the nosy neighbors……

 

Q:  Do you pay a fair price?
A:  Yes, we are confident we can make you a great offer.  Understand though that we are not buying your house to live in as our own home.  That means we need to purchase it at a discount in exchange for buying it so quickly and in as is condition.   However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, give them their privacy, close very quickly (no waiting for financing), and no time or effort or expense is required on your part to fix up the property or pay agent fees. Q:  How do you determine the price to offer on my house?
A:  Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. That’s it!

 

Q:  I’m behind on the mortgage payments.  Could you still buy the house?
A:  We are so sorry you are going through this stress.  There may be some options you weren’t aware of so just tell us the situation and we’ll go from there.  Please don’t be embarrassed……life just happens sometimes.  We promise to  try to help you if we can.
